I'll never forget watching the infomercial with Russ Dalbey enthusiastically telling me how easy it would be for to make money buying and selling real estate and business Promissory Notes.

Winning in the Cashflow was a very costly business event for me, both in time and money spent. This is truly one of the dumbest things I've done and I hope that I can help you avoid the mistakes that I made. 

The thought of not having to deal with tenants and collections was very appealing to me. Russ Dalbey's Note Network infomercial had all the misleading ingredients:

  • A little-known way to make money that very few know about.
  • A fast-talking host that makes you feel like you want to trust him.
  • A 4 payment system that doesn't hurt your bank account (at first).
  • A "backend" system that has telemarketers, website-builders, mentors and traffic generators phoning you to sell you more and more over-priced, worthless junk.

I went for it all. In the end I paid over $5000 for a website, newsletters, postcards, leads, traffic, business cards. I was sold on the whole idea. I mailed out letters to lawyers, leads, mortgage brokers and spent hours and hours trying to find a legitimate note that someone would sell at a discounted rate.

Soon after, I started receiving emails from other brokers trying to sell their notes to me as well as note-buyers that wanted me to list my notes with them instead of ANN. It all got very confusing because everyone had my contact information and nobody was making a cent.

There are some very sour people out there that have not only bought this course but have also done just about everything possible to try to succeed. This includes buying Russ Dalbey's newletters, postcards, lead-lists and much more.

Just by chance I contacted an authority on note-buying from Arizona named Ed Lisogar. Ed has a course of his own and has been one of the top notebuyers in the country for many years. Ed had no reason to lie to me about Russ Dalbey and basically told me that America's Note Network was a joke.

The note business is like any other business out there, relationships have to be nurtured and trust has to be earned. It's not and never will be a way to make money quickly.
